Five Points takes its name from the junction where 26th Avenue, 27th Street, Washington Street and Welton Street meet, a mile northeast of Union Station. The neighborhood spreads from there across some of the oldest residential fabric in Denver, and the paving reflects that age. Short aprons, tight alleys, and surfaces that have been patched over earlier patches.
Commercial work sits mostly along Welton and the blocks that wrap toward the ballpark. Church lots, small apartment buildings and mixed-use ground floors keep modest paved areas that see steady use and rarely get maintained on any schedule until something fails.
Asphalt work in Five Points
Curtis Park, inside Five Points, is Denver's oldest surviving residential neighborhood, laid out in the 1870s around a park donated by Samuel Curtis and listed on the National Register of Historic Places on 1 April 1975. Its blocks hold Victorian row houses, single-story duplexes, flat-roofed rows and square brick houses, and many lots still have their original carriage houses at the alley. That means small, awkward paved areas rather than open driveways.
Welton Street is the commercial spine and carries RTD's L Line light rail down the middle, which limits staging and access along that corridor. In 2002 Five Points was designated a cultural historic district for its role in Denver's African American history. Twenty-seventh Street, Downing, Washington and Park Avenue West carry the through traffic, and the western end runs into the Ballpark blocks and the surface lots that fill on game days.
Age is the practical problem for asphalt here. Old aprons sit over utility cuts and old brick, patches have been laid over failed patches, and alley drainage often runs to a low spot rather than a grate. Full-depth repair beats another skim patch nearly every time. Denver's transportation department maintains the paved public alleys themselves; from the property line in, including the apron up to a carriage house or garage, the surface is the owner's, and anything crossing the right-of-way can need a city permit.

Asphalt in Five Points: common questions
Is my apron in Curtis Park a historic district issue?
Curtis Park is a historic district, and exterior work visible from the street can go through city landmark review. Repaving an existing apron or pad in the same shape is normally a permit question instead. We check the address status before quoting rather than guessing at it.
Can you work in an alley off Welton with light rail on the street?
Welton carries the L Line down the middle, so we stage from side streets and the alley and never block a rail lane. Access gets planned before the truck arrives. Short-term occupancy of the street or a lane needs an application to the city with a traffic control plan.
Why does patching keep failing on my drive?
Old surfaces here often sit on layers of earlier patches with no sound base underneath. A skim coat over that fails within a season. Cutting out the full depth, repairing the base and replacing with compacted hot mix costs more up front and lasts a great deal longer.
