Jefferson County, about 7 miles from downtown Denver

Asphalt Denver paves and repairs asphalt across Lakewood, from postwar driveways on the streets off West Colfax to office and retail lots around Belmar and Union Boulevard. Lakewood is the largest city in Jefferson County and it did not incorporate until 1969, decades after most of it was built. The first subdivision on West Colfax was platted in 1889, and the corridor filled out through the middle of the twentieth century with motels and commercial buildings that made it one of the state's better collections of midcentury modern architecture. Behind it are streets of 1940s, 1950s and 1960s bungalows and ranch houses.

That age is the whole story for asphalt here. A Lakewood driveway is often original base with two or three surfaces laid over it across seventy years. Sealing that is cosmetic. What actually works is finding out whether the base is still doing its job, then choosing between a proper overlay, a full-depth repair of the failed sections, or a rebuild. We would rather say that up front than sell a coat of sealer over a failing driveway.

Asphalt work in Lakewood

West Colfax Avenue runs the length of the city and is still a working commercial corridor with small lots, motels and strip retail. Wadsworth Boulevard, Kipling Street, Alameda Avenue, 6th Avenue and I-70 carry the rest of the traffic. Belmar sits where the Villa Italia mall stood, replaced by a walkable mixed-use district, and the Union Boulevard corridor near the Federal Center light rail station holds much of the city's office space. The W Line light rail opened in 2013 with seven stations inside Lakewood, and the park-and-ride lots that came with it are large surface areas that take constant use.

The Denver Federal Center is the city's biggest single site and its largest employer, with roughly 8,000 people on a campus that began as the Denver Ordnance Plant during the Second World War and was converted to federal offices between 1947 and 1950. Colorado Christian University, Red Rocks Community College and Rocky Mountain College of Art and Design add campus parking with heavy term-time turnover and long quiet periods that are useful for scheduling work.

Lakewood's municipal code is direct about the right of way: it may not be blocked, occupied, privately improved or used for access without a permit, and permit applications go through the city's online permit center under the Public Works engineering director. Weather-wise, Lakewood sits closer to the foothills than most of the metro, which means more freeze-thaw cycling and more runoff coming off higher ground. Both work on the joints, and both are why crack sealing in the fall is the single most useful maintenance job on an older Lakewood driveway.

Common jobs around Lakewood

  • Full-depth repair and overlay on midcentury driveways where the original base has failed under later surfaces
  • Small commercial lot patching and restriping along West Colfax Avenue
  • Office and campus lot resurfacing and line marking near Union Boulevard and the Federal Center
  • Fall crack sealing on older residential drives before freeze-thaw opens the joints
  • Drainage correction and regrading where runoff from higher ground ponds against a lot edge

Asphalt in Lakewood: common questions

My driveway has been resurfaced before. Can it take another overlay?

Sometimes. An overlay only works if the base underneath is still sound and the surface is not moving. On many Lakewood drives the base is seventy years old and has already carried two surfaces, in which case another layer cracks through within a couple of winters. We core or excavate a test area rather than guess.

Does being closer to the foothills change anything?

It changes the maintenance timing. Western Lakewood gets more freeze-thaw cycling than the eastern metro and takes more runoff from higher ground, so joints open sooner and water gets more chances to reach the base. Sealing cracks before winter matters more here than the number of sealcoats you put on.

Can you work around campus and office schedules?

Yes, and it usually saves money. Campus lots empty between terms and office lots empty at weekends, which lets us close a whole section instead of working around parked cars. Sealcoat and striping both need cure time, so a full closure of one area is faster and gives a better result than piecemeal work.
